A lot in an established exclusive subdivision is a good investment. There are plenty of lots for sale in new and planned subdivisions, but a large number of these projects never get off the ground, or run into problems during development. The safest investment is in an old project, or one that has at least a good number of houses already standing.
Note that the best subdivision is a luxury or high end subdivision where the developer only builds the infrastructure, but not the individual houses. Lots in such a subdivision will increase steadily in value. The less expensive subdivisions, where the developer builds numerous residential units, are less suitable for long term investments; prices are unlikely to increase in the long run.
