The most important determinging factor for a sale, or the biggest obstacle to the finalization of a contract, is usually the price. Any property can be sold if the price is right, but even the nicest house in the world cannot be sold if the price is too high.

The asking price is up to the owner to decide. A lot of property owners, particularly first-time sellers or landlords, make the mistake of pricing their property far too high, in the hope that a gullible client might be willing to pay the amount. As a result, the property will stand empty for a long period of time until the seller finally decides to lower the price.

Your property is worth only as much as the market is willing to pay for it. And in most cases customers, particularly foreign customers, are unwilling to spend long periods of time negotiating for a lower price. In most cases customers are from abroad or other parts of the Philippines, often temporarily staying in hotels, and, as such, in a hurry to find the best possible property at the best possible price. Properties priced too high are disregarded right away.

Therefore it is unreasonable to overprice a property and hope that earnest buyers will be happy to spend a lot of time negotiating for a better price. Earnest buyers often have no desire to negotiate, while time wasters (those who have no real need for property but are shopping around just for their own amusement) are happy to spend weeks or months negotiating without ever signing on the dotted line.

It is important also to remember that you are in competition with other property owners. The customer will always look at several properties before making a decision to buy or rent. Therefore it is doubly important to price your property as attractively as possible.

Property owners are advised to conduct a little research of nearby properties to determine the unit cost (pesos per square meter of lot area or floor area) in helping determine the asking price of their property.

In conclusion, the lower the asking price is to begin with, the more attractive the property will seem, and the easier it will be to find a buyer willing to pay the requested amount.
